Hensleigh House is a family run 'private hotel' providing Bed and breakfast in the pretty West Dorset village of Charmouth, just two miles from Lyme Regis. Situated just 300 metres from the famous tranquil beach and it’s fossils, Hensleigh House is the ideal location for a relaxing break away from the stresses of life.
Charmouth is a delightful village with two pubs, three restaurants, and a friendly, social, community of approximately 1,200 residents.
The busier town of Lyme Regis, with many more pubs and restaurants, events and attractions is just 2 miles away (3 miles to the centre). Many of our guests enjoy days in Lyme Regis before retiring to the peace of Charmouth for the evening.
Hensleigh House offers 8 en-suite rooms each with tea and coffee facilities and television. Double, twin and family rooms are available, as well as two 'family suites' which each provide two bedrooms and bathroom. We have one ground floor room, which is not equipped for the disabled, but is preferable for those who have trouble with stairs. Free WiFi is available throughout the building, and each bedroom is equipped with satellite television, and tea and coffee facilities.
A hearty breakfast always makes a good start to the day, and is served in the light and airy conservatory. We offer a wide selection of cereals, freshly cooked full English breakfast or whichever items you choose, eggs any way you like them, vegetarian options, fruit, juices and of course tea and coffee. We source products from local suppliers.
Our size makes it difficult to apply a label to Hensleigh House. The AA and Visit England would like to call us 'Guest Accommodation' although we doubt many people know what that means! The term Bed and Breakfast is usually applied to private houses letting 2-3 rooms who do not need to charge VAT and are not registered as businesses. Some definitions of 'Hotel' require the reception to be manned 24 hours a day, which may be appropriate to an establishment with 60 rooms, less so with 8 rooms (we do however have night bells should guests require assistance). You will therefore find it confusing comparing similar establishments described as 'Bed & breakfast', 'Guesthouse', 'Hotel', 'Guest Accommodation' etc.
The only definition in law is that we are a 'Private Hotel', and as a consequence not bound by the Hotel Proprietors Act 1956, and able to refuse to accept bookings without needing to give a reason.
We are licensed to serve alcohol and provide an early evening bar. We are registered as a business and therefore subject to appropriate legislation, for example hygiene inspections, fire safety inspections etc. The government benefits from 20% of your bill by way of VAT. As a responsible business your safety is very important to us, and we have a full automated fire alarm system, fire doors on all rooms, extinguishers at all appropriate locations, independent health and safety audits, CCTV monitoring of common areas, and comprehensive insurance. The staff who prepare and serve your breakfast have all completed their City and Guilds Level 2 Food Safety and Hygiene training. These are all essential for you and your family's safety, and do remember many of these essentials are not always provided in small B&Bs.
The fact that we are a business, rather than a private house, means that our standards and cost base are the same as a larger hotel, rather than a smaller B&B. We are pleased to confirm that as part of this we have a 5 star hygiene rating from the Food Standards Agency
Finally please do bear in mind that if you choose not to book direct, as well as the 20% VAT, up to a further 20% of your bill can go to the online booking company. Booking direct with our 'Hensleigh Gold' scheme allows you to share this saving!
Check in is from 4:00pm to 9:00pm. We regret we are unable to offer early check in, but you are welcome to use the car park and visit the beach or pubs and restaurants.
Guests are asked to check out by 10:30am on their final day.
